Carlos M. Martinez

Managing Director

Carlos is an experienced investor and real estate developer, manager, and strategic advisor with a primary focus on alternative investments and real estate verticals. Throughout his career, Carlos has demonstrated a keen sense of trends and emerging opportunities. His ability to envision what is possible has taken him from land development, through the international art world, and most recently to legal cannabis.

Additionally, Carlos is a strategic advisor and manager on alternative asset investments and holdings to family offices and high net worth individuals. Carlos has vast experience in market evaluations, project feasibility, investment analysis, financial structuring, and capital sourcing. He excels at finding the most cost-effective way to bring capital to projects while securing a high return on investment.

Over 5 years ago, Carlos shifted his focus from the Texas real estate market to the emerging opportunities in the rapidly-growing legal cannabis industry, sourcing, evaluating, and placing multiple equity investments in early stage multi-state and international cannabis companies. He founded OMGreens in 2014, through which he advised on alternative asset holdings and administration on current alternative asset holdings particularly in the cannabis industry. He is the founder of Greenbelt Capital which focuses on sale lease backs of licensed cannabis properties. In addition to this industry being a tremendous opportunity for investors, it unites Carlos’s passions as an advocate for health, personal liberty, social justice, and improving people’s lives and consciousness. Carlos is also an active advocate for Texas cannabis reform.

Carlos has also been a featured speaker on cannabis investment opportunities at the Texas Marijuana Policy Conference and the Austin Cannabis Entrepreneurs conference. Additionally, Carlos serves on the SXSW Advisory Board for the Cannabuisness and the Culture and Connection Tracks.

Mary M. Olivar

Director of Business Development

Mary Olivar, a co-founder of Greenbelt Capital, Inc and an expert on health and wellness, has been using her knowledge to support the legal cannabis industry as an advisor, consultant, and advocate since 2014. Prior to that, her twenty-five years of experience in the natural foods industry, provides a market advantage to Greenbelt’s clients as they invest in real estate focused on emerging wellness markets. Previously, as a partner of OMGreens with Carlos Martinez, Mary sourced and evaluated numerous investment opportunities, delivered investors valuable counsel and education on multi-faceted legal cannabis opportunities, while also serving as a dedicated advocate for responsible reforms, particularly in her home state of Texas.

Mary’s professional career has exhibited a keen sense of emerging trends and a researcher’s understanding of demographic preferences and buying patterns. As the Global Healthy Eating Coordinator for Whole Foods Market, a global leader in the natural foods industry, she cultivated partnerships and managed complex collaborations among a range of stakeholders while launching innovative market initiatives. Her work branding and leading digital and print campaigns for healthy eating market segments drove revenue increases and extended the reputation of the organic food store, offering smart choices for consumers.

Throughout her career, Mary has consistently been placed in leadership roles. She has served as an educator and media spokesperson and is able to communicate a deep and nuanced understanding of business dynamics on marketing strategies, sales channels, and relationship management. Dubbed Whole Foods’ “Healthy Eating Guru”, Mary has also served as a consultant on lifestyle and nutrition. Her range of skills and experience provides unique insight into wellness markets and will be of great value to clients of Greenbelt as they seek to increase the worth of their legal cannabis real estate investments.

Michael McGovern

GENERAL COUNSEL

Michael McGovern is a trusted legal adviser to companies and individuals for matters that impact the bottom line. He represents domestic and foreign companies, private equity funds, real estate funds, investors, and industry professionals in the areas of capital markets and private placements, venture capital and private equity, mergers and acquisitions, private equity funds, funds of funds, corporate finance, real estate, tax planning and structuring, tax controversy, cross-border transactions, corporate counsel and corporate governance, and securities law and compliance. Mike works directly with his clients on transactions focused primarily in the technology, consumer products, real estate, and financial and investment products industries, typically ranging in deal size from several hundred thousand dollars to in excess of $100 million, and involving parties located in North America, South America, Europe, and Asia.

Mike earned his Master of Laws (LL.M.) in Taxation with Highest Honors from Georgetown Law in 2012. In 2011, Mr. McGovern graduated magna cum laude as a Merit Scholar from Oklahoma City University School of Law, where he served as a member of Law Review, Moot Court Society, Phi Kappa Phi National Honors Society, Phi Delta Phi International Legal Honors Society, and the William J. Holloway, Jr. American Inn of Court, and was a recipient of Deans List and Faculty Honor Roll honors during the entirety of his juris doctor (J.D.) program, as well as the Oklahoma Bar Association’s Corporate Law Award of 2011. He earned his B.A. from the University of Maryland, where he graduated with honors.

Carla Kieffer

Business Development

Carla Kieffer has built and scaled companies ranging in size from startup to Fortune 500. Originally coming from a software and business consulting foundation, Carla is a multi-faceted entrepreneur and investor, leveraging her knowledge and experience to offer consultative solutions to companies in emerging markets. Her professional journey has taken her from being a business owner at 23, through technology start-ups and investments, to over 50 countries, and most recently and happily to the legal cannabis space.  The social justice issues are what initially attracted her to legal cannabis, and the opportunities to contribute highly effective business development skills to this blossoming market are what keep her there. Her primary strengths lie in being an authentic connector, and building and maintaining these relationships, as well as in her forward thinking mind and adventurous spirit which enable her to identify and nurture budding opportunities into viable well-developed ventures. Carla’s is pleased to combine these well honed skills from previous success in her projects and pursuits with her zest for conscious constructive business.

Carla holds a BA in Management Information Systems from The University of Texas at Austin.

Joshua Walker

Advisor

A team player with a breathe of knowledge, Josh has extensive experience in real estate covering a broad range of investment activities including: value-add acquisitions, restructurings, and ground-up development of large-scale mixed-use projects across America.  Josh has worked with every asset class including retail, hospitality, multifamily, industrial, and mixed-use projects. Josh earned a law degree and an M.B.A. with a dual major in Finance and Real Estate from Southern Methodist University in Dallas, TX. Josh has a law degree and an M.B.A. with a dual major in Finance and Real Estate from Southern Methodist University in Dallas, TX. Previously, Josh oversaw all real estate and merger and acquisition activities for Alamo Drafthouse, did mergers and acquisitions with 7-Eleven, Inc. and Streetlights Residential.  Currently Josh is a vice president in J.P. Morgan’s Real Estate Division.

Nikita L. Noronha

Marketing associate

Nikita is a bonafide marketer with a passion for health and wellness. She graduated with dual degrees in Neuroscience and Religion from the University of Arizona, in 2020, Tucson, AZ, where she studied the neural pathways behind Alternative Medicine and Spiritual Practice. Post-graduation she worked as a Research Assistant in a fungal lab and later as a scribe for a surgical ophthalmology practice. After working in the health industry during the pandemic, she realized the responsibility of marketing in healthcare and went on to pursue her Masters in Marketing at the University of Texas at Austin. Nikita works part-time as a copywriter and marketing associate for Greenbelt Capital and full-time as a Marketing Consultant for the software company MoEngage. She intends to further her education by applying for medical school within the next year.
